Yes. We write, photograph, and meet in all three. Most of our owners are not Spanish speakers, and we never make them be.

On renovation work, almost always. We give a fixed-price agreement once we have walked the property and written the scope. Any change to that scope is priced in writing before it happens.

A single-room reformation: six to nine weeks. A full house: sixteen to twenty-four weeks. A finca restoration with structural work: twenty to thirty weeks. The first site visit gives you a real range, not a salesperson's range.

Sometimes. We need to walk the site first and read the contract you signed. We won't take on a project where we can't honestly stand behind the finish.
